About

Mellwaters Barn Cottages are located in the North Pennines Area of Outstanding Natural Beauty. The Cottages are surrounded by magnificent views down the valley to Bowes and up towards the moor. The approach to Mellwaters Barn from the A66 is down a farm lane and across a Grade 2 listed Pack Horse Bridge that at one time probably carried the road up the valley and over the Stainmore Pass.

Mellwaters Barn Cottages have been rated under the National Accessible scheme as suitable for older and less mobile guests, part time wheelchair users and assisted wheelchair users.  With our personal experience in dealing with disabilities, we take great pleasure in welcoming people who may be in a wheelchair or just less able to walk without help.  The Cottages were designed by a wheelchair user who understands the problems of accessibility. The access to the cottages is exceptionally good and the purpose-built footpaths make the farm accessible too so that everyone can enjoy the magnificent views.

Blue Tit Cottage faces east and looks down the valley towards Bowes Village. It has a designated

 Parking space next to the front door and level entry access which leads you into the hall where the freezer is located. Downstairs the cottage has 2 bedrooms and a wet room. Both bedrooms have 2 single profiling beds which enables you to raise the head and foot of the bed. The beds can be made up as singles or a double depending on preference and you will also find a wardrobe, vanity table, mirror and chair along with two bedside tables in each bedroom. The roll in shower wet room is spacious and has a toilet and lowered sink, we can provide shower chair’s, moveable grab rails and toilet frames to help support.  The living, dining and kitchen area is accessed either by the wheelchair accessible through lift or the staircase. The Upstairs area is spacious and open plan to offer maximum comfort. The living area consists of a large settee, armchair, rise and recline armchair, electric fire and 32” TV with Freesat which has on demand services built in.  The dining area accommodates at least six people, perfect when a family is sharing two cottages. The kitchen area has been designed with space for a wheelchair user to be able to use the induction Hob and the same for the sink, the oven is at a wheelchair friendly height and has pull out rails for ease of access and next to the oven is a pull out shelf which can be used for a preparation area. Other appliances include an under the counter fridge, Dishwasher, Microwave, filter coffee machine and Kenwood mixer. For the comfort of our guests there is a W.C off the living area.

Wren Cottage is a cosy cottage for 2 people and faces east looking down the valley to Bowes Castle. There is a designated parking space only a few metres away from the front door. The access to the cottage is up a ramp that meets the National Accessible Scheme standards which has hand rails for support if needed, this leads to the lobby door which is shared with Robin Cottage. Downstairs you have the living, dining and kitchen area and a W.C.  The living and dining area consists of a large settee, dining table and chairs, electric fire and 32” TV with Freesat which has on demand services built in. The cottage comes fully fitted with an open plan kitchen, well equipped with most things the modern guest would require.   To access the upstairs there is a stairlift for people who need that extra support. Upstairs there is a spacious bedroom that sleeps 2 with an en-suite bathroom. The beds can be made up as either singles or a double depending on preference and you will also find a wardrobe, vanity table, mirror and chair along with two bedside tables in each bedroom.  The En-suite has an over the bath shower, toilet, lowered sink and ceiling hoist.

Kingfisher Cottage faces west and is perfect for catching the afternoon sun. It has a designated parking space next to the front door and level entry access into the lobby, from there you enter the hallway where the freezer is located. Downstairs the cottage has 2 bedrooms and a bathroom. Both bedrooms have 2 single profiling beds which enables you to raise the head and foot of the bed. The beds can be made up as singles or a double depending on preference and you will also find a wardrobe, vanity table, mirror and chair along with two bedside tables in each bedroom. The Bathroom has an over-bath shower, WC, lowered sink and ceiling hoist and we also have a Neptune bath chair for use on request which lowers and lifts you in and out of the bath if using a hoist isn’t to your liking. Like Blue Tit cottage the living, dining and kitchen area is accessed either by the wheelchair accessible through lift or the staircase. The upstairs area is spacious and open plan to offer maximum comfort. The living area consists of a large settee, armchair, rise and recline armchair, electric fire and 32” TV with Freesat which has on demand services built in.  The dining area accommodates at least six people, perfect when a family is sharing two cottages. Downstairs you have the living, dining and kitchen area and a W.C.  The living and dining area consists of a large settee, dining table and chairs, electric fire and 32” TV with Freesat which has on demand services built in. The cottage comes fully fitted with an open plan kitchen, well equipped with most things the modern guest would require.   To access the upstairs there is a stairlift for people who need that extra support. We have succeeded in providing disabled holiday accommodation which have features to make visitors as comfortable as possible with all cottages having push and pull door handles, wheelchair height light switches and plug sockets, Profiling beds, all doorways 850 to 900mm wide and at least 1500mm turning circle space as standard and having other features such as ceiling hoists to a wet room, Stairlifts, wheelchair lifts and adapted kitchens in Blue Tit and Kingfisher.
